Trickum Road Subdivision Approved

The unanimously approved an south of Eula Drive on Tuesday.

No one opposed the rezoning of the 5.42-acre site from R-20 to R-15 to allow Southeast Real Estate Acquisitions to build the houses.

Lawyer John Moore, representing owners Alice and John Bostic, credited the cooperation of neighbors in the Christopher Robbins subdivision and other homes in working through issues the past couple of months.

The biggest issue was the detention pond used to handle storm water in the neighborhood.

Southeast Real Estate Acquisitions will install a pipe to carry storm water from the pond to a creek running through the site and will build a swale and plant a line of trees to help direct the water.

The detention pond will be built of decorative block topped by a black-vinyl-clad chain-link fence or an earthen berm, depending on the height, Moore said.

Other changes to the site plan, detailed in a stipulation letter Moore submitted May 9:

• The minimum size of the houses will be 2,750 square feet instead of 2,400.
• The subdivision will have 11 single-family houses instead of 12.

Southeast Cobb Commissioner Bob Ott questioned having seven of the 11 lots smaller than usual for the zoning. He said it “seems to me that it’s a little bit of overbuilding.”

Moore blamed the shape of the property as it runs west from Trickum Road. He noted that the average lot size of 16,010 square feet is bigger than the R-15 standard and that the revised site plan provides the required 75-foot frontage for each lot.

Ott joined the rest of the board in voting for Northeast Cobb Commissioner JoAnn Birrell’s motion to approve the project.
